We were approached with a very unique concept, wherein a 5 star rated hotel property situated at a hill station close to Mumbai was being constructed. The hotel consisted of approx. 80 Rooms + Condos. The client would manage the hotel property after the construction was completed. Each of these 80 plus Rooms & Condos was available for open sale and transfer of ownership. The purchaser got 30 days that could be consumed by him/family/friends, in addition to the rent he would enjoy for 15 years as per a lease agreement.
The concept was different and required the communication to address and educate prospects about the ownership of a hotel room or condo, while enjoying its hospitality for 30 days a year. We coined a new concept called ‘Resitel’, thus smartly combining the features of a residence and a hotel. Interesting equations were created to demonstrate how buyers could gain from their investment in this asset, plus enjoy rent for over 15 years. No maintenance, and above all, the appreciation that one could get from this property were some of the benefits highlighted through this equation
The new campaign saw a brisk sale of the Condos and Capital Value Appreciation. The price increase was possible due to achievement of certain sales objectives. The equation made it easy for consumers to understand the mathematics in an easy to understand language, and enable a higher conversion rate. The property is now fully ready and operational.
